What Pearl Yard residents and neighbours are entitled to

These are not promises. They are contractual commitments secured when planning was granted. Each one is set out in the Pearl Yard Section 106 Deed signed with Southwark Council on 11 March 2024.

Free TfL Cycle Hire annual membership

3 years from first occupation

Every residential unit at Pearl Yard is entitled to a free TfL Cycle Hire annual membership on request for 3 years from first occupation. Residents must apply - there is no automatic enrolment. Once the developer has funded one membership for a unit in a given year, there is no obligation to fund a second in the same year.

TfL Cycle Hire

Free Car Club annual membership

3 years from first occupation

Every residential unit at Pearl Yard is entitled to a free Car Club annual membership on request for 3 years from first occupation. The Car Club operator must be accredited by Carplus. Two on-site spaces and two on-street spaces in the vicinity are reserved for car club vehicles.

Permit-Free disclosure

Permanent

Pearl Yard is designated Permit-Free. Residents and commercial occupiers cannot apply for a Southwark Council parking permit (except Blue Badge holders) and cannot purchase contracted parking from any Council-owned car park. This is issued under section 16 of the Greater London Council (General Powers) Act 1974. Developers must include this disclosure in all marketing materials and tenancy documents.

Publicly Accessible Roof Terrace

Open after 90% occupation of Building BF-F

The roof of Building BF-F must be open to the public during opening hours once 90 per cent of the residential units in Building BF-F are occupied. A publicly accessible lift will serve the terrace. The terrace and lift are owned and maintained by the developer.

Railway Arch Links - 24-hour public routes

Permanent

Once delivered, the Northern and Southern Railway Arch Links provide 24-hour public pedestrian and cycle access through the site, free of charge. The Northern Arch Link passes through Blue Anchor Lane. The Southern Arch Link connects to Bombay Street. Lighting is maintained by the developer.

Cultural events on the ground floor of Building BF-F

From first occupation of Building BF-F

The developer must deliver a rolling Cultural Strategy providing publicly accessible cultural events on the ground floor multi-use spaces of Building BF-F. Events must be free or ticketed. No more than 20 days per year, and no more than 5 days in any one month, may be private or ticketed-only events.

What about jobs and training?

Residents benefits are only part of what Pearl Yard committed to. The development also owes 397 construction jobs (minimum 199), 98 apprenticeships and 367 training places to Bermondsey residents - all tracked on this platform.
